What Are The Benefits Of A Veteran Home Loan

Finding affordable mortgage is not easy nowadays especially for the military veterans. However, things have been better for the servicemen since the introduction of the veteran home loan program. These are special loans given to those military personnel to help them buy homes.

The fact that this is a unique loan means that there are unique requirements too. For example, you cannot qualify for it unless you were active for 90 consecutive days during wars like World War II, the Korean War, the Gulf War, the Vietnam War and the 24-month rule. Alternatively, you must have served as a military reservist for at least six years. The other way to qualify is if you served for 181 days when there was no war.

As far as the government is concerned, the conditions listed above are what you must meet to get the Certificate of Eligibility. The government demands aside, you also need to meet the lenders conditions. For example, you need to ensure that you have a stable income and that you have no unpaid debts

Since these loans are guaranteed by the federal government, they are more advantageous the traditional ones. The fact that the government provides guarantee aside, these loans do not require a deposit. This feature alone makes it the best option for the returning servicemen since they do not have to save money to get the loan.

You also do not have to pay any mortgage insurance, as the guarantee by the government makes the lenders feel safe. They therefore have no reasons to worry about nonpayment. Other benefits you stand to enjoy include reduced interest rates and the ability to use your monthly house allowance to service your application. There is also the advantage of paying it off before time.

The loans are also flexible in terms of usage. For instance, you could use them to buy a new home (even a manufactured one). Alternatively, you could improve the installations at your place or build a new home using the same loan. Better still, servicemen can buy homes and refurbish with the money.

Unlike most loans where you have to go through a demanding process, veteran loans are simple to get. From the time you choose a lender to when you negotiate the Purchase agreement, everything looks straight forward. In fact, and as long as you meet the requirements for a certificate of eligibility, you are always granted success.

Provided you have the Certificate of Eligibility and a signed Purchase Agreement, your chance of getting the fund is very high. You simply need to approach the lender and provide them with necessary documents, especially the bank statements. Your veteran home loan will then be processed and closed. During the closing, the lender finds a title firm that will oversee the transfer of the property to you.
