You have to concentrate on three major points while renovating your bathroom. Budget is one, and the other two are style and function. If you look at the investment on each square foot, bathrooms are the costliest rooms in the house to renovate. Shop around for something as simple as faucets. Add in the cost of the required valves, mixers and trims and you may need revising your list when you see the final tally.

Take a few pointers to save you from this. Unless the layout of your bathroom really isn't functional, try to keep the new fixtures in the same general location. One designer said that in her clients' loft bathroom, all the fixtures were replaced and updated. A larger tub that could hold two, a more chic single piece toilet, a single mirror, and a wooden vanity were put in turn of the old fittings. The secret was that the locations of the fittings remained the same.

Try and select a facet that will not let your money be wasted. One case was such that the client had only to leave the bathroom door open, and a pink vanity would be then visible to the entire loft. She redesigned the situation so that now, from the loft, you can clearly see a stunning wooden vanity having wall-mounted faucets and glass doors. To equalize the effect this had on the budget, the bathtub fixtures and the tiles for the wall and floor were chosen at less expensive rates.

Sometimes the bathroom is less of a bathroom and more of a war field. Everywhere it is arms and feet and legs - bathing, spraying, brushing, and pruning. With a handful of simple pointers, you can guarantee that the bathroom does not transform in to a battleground and these work for couples as well as families.

Vanities with doors are not good when compared to ones with drawers, as the latter is more accessible. To save space, a pantry-style cabinet on an unused wall can work wonders, as can the multitasking of the towel bar as a door handle. A designer who fitted a 5-foot tall, 8-inch deep wall-mounted cabinet for her client rejoiced in the space they had found - enough to store toiletries to fill up one section of a departmental store.

If you want to look good, then you should not go for strip lights on the bathroom vanity mirror. Light sconces shine regular, even light from two sides of the mirror and you are stopped from walking out like it's a bad hair day. You can see couples always talking about double sink vanities but they don't see that their true problem is the mirror space. One house has a loft bathroom that says it all - with 'her' mirror placed right above the sink, and 'his' is on the wall right on top of the toilet.

The primary quest in contemporary bathrooms is to model them as simple and unpretentious and yet maintain the warmth and coziness. In order to get that temperate feel to the bathroom always try to fit in: Wood and natural materials. Wood adds an earthy feel to the look and makes your bathroom look classy and chic.

Bathrooms have many shiny metal fixtures and reflective surfaces. Textures lend warmth while contrast increases the visual interest. In one case, a designer had to soften the effect of her client's bathroom's sharp lines - so she used dappled mosaic wall tiles, a normal slate floor and cotton towels to create a new effect. She felt that the basic dreary bathroom then turned in to an exclusive spa resort.
