Things To Know Before Buying A House

By Bart Forcey

No one but you is going to make sure you are fully prepared for your adventure in home buying. Your home will be the biggest single purchase of your life (this is certainly true for the vast majority of people reading this anyway). You don't learn at school or college how to buy a house, there is no "home buying 101" course that you have to study before you go looking.

One of the first things you should do to prepare yourself for that hunt that can take longer than you ever dreamed and be more frustrating and upsetting than just about anything else you have ever experienced, is to get pre-approved. Such a simple sounding word can save you a lot of problems when you find a house that you feel must be yours.

This is because until you are pre-qualified you really do not know what price range to look at nor do you know what loan program you will qualify for either. For example, there are certain homes that will qualify for certain types of loans. If the home needs fixing up, for example, you may not be able to qualify for those particular kinds of loans. It is best to have this information up front before you start looking at different houses.

While a letter of pre-approval is not a sure thing, having one will give you the ability to elbow anyone without one out of the way if you get into a situation where there are multiple interested parties all hoping to buy the same house. This may sound like a small benefit to have but in some negotiations that is all you need to win the home of your dreams.

Clearing of your small debts is just one thing you can do to help yourself get the loan for the house of your dreams. Once you start the mortgage process do not go and do anything else that will need credit, don't take out any new loans, don't go and buy a new car or new furniture. As long as you keep things the same all during the process, maybe adding some more money to your cash reserves if you can, you should find it is a smooth process.
