The Home Buying Process

Many people can find the home buying process a daunting task. Having a Realtor represent you can help to alleviate some of the anxiety that comes with the home buying process. A Realtor can guide you step by step throughout the process. So, step one is to talk with your local Realtor (preferably with RE/MAX).

Step two is to decide on financing. Most people do not have the ability to pay cash, or they simply choose not to. So, you need to speak with a loan officer. He or she will have you fill out an application, and advise you on a loan program that best fits your needs. There are many options with different limits, down payments, interest rates, and fees. So, it's a good idea to use an experienced loan officer as well.

The third step would be to find a home for sale that meets your needs. This is the part that a Realtor is most known for. They can get you in to look any home for sale in your area. Once you find the home that you love, then it is time to make an offer. Your Realtor will help you write your offer. There are a couple things that go with every offer, including earnest money, a proof of funds or pre approval letter, and a written offer.

After you have successfully negotiated a contract, you will have inspections and an appriasal done on the property. Keep in mind that they are working for you, and that you are paying them. Inspections are not necessary, however they are always recommended so you get a good report on the condition of your home. You many different types of inspectors you can hire, but most just do a termite inspection and a general home inspection. The appraiser's job is similiar, but different. He or she will take a close look at the property, but his or her goal is to put an appraised price on the property. While you are doing inspections, it is a good idea to get title insurance work started as well.

After all the paperwork is done, it is time to close. You will bring your check, driver's license, and pen; however, you will leave with the keys to your new home!
